For many homeowners, updating or remodeling the home is always on their mind. The home is probably the most important asset that a person will ever own (or be paying off) and many people want to safeguard this investment by keeping the property well maintained and up to date.

And of course the bonus of any well planned remodeling project is that it can not only retain the value of your investment but add value to it too. In fact, a major refurbishment of a property is often the precursor to selling as this can bring a healthy return on investment that can be used to buy a new property.

This article will point out some of the most important areas of the house that will benefit from a remodeling project and add value to your home. No one wants to pour money into a big remodeling project that won’t produce a good return on investment. So the first thing that needs to be considered is which areas of your home need the home improvement the most.

Most real estate agents believe that the room that makes the biggest first impression to potential buyers is the kitchen. A well designed, modern looking kitchen will not only sell a house but it will add the most value to the house (all things being even). For simple, cheap kitchen remodeling projects, people will replace the cabinets and worktops or replace the flooring.

Thankfully these are quite simple jobs that most people can do. Getting new work tops or kitchen cabinets is quite cheap. Depending on the flooring material that you decide to use, this can also be quite inexpensive.

The bathroom is also an important room to make an impression to prospective buyers and ultimately add value to your home. Even though the bathroom may be one of those rooms that are typically overlooked, the value of your home will definitely increase if you are remodeling the bathroom. Many people decide to make it bigger, replace the toilet, as well as re-do the cabinets to add that extra-special touch to the space in the bathroom.

The family room is one of the easiest and interesting rooms for homeowners to remodel. The main reason for this is that there is so much potential for whatever is decided to be done. Remodeling the family room will definitely increase the value of your home if you decide to add extra space, add a mini-bar, mantelpiece, or even just update the walls and carpet.

Another great way to increase the value of any home is to add a new bedroom. If you have a growing family this can reduce stress levels and make the house more pleasant to live in. If you are planning on selling then the extra room will add value and increase saleability. Creating a new room could be an extension to the original building or renovating an unused room like the attic or basement.

Projects that don’t generally return good value are swimming pools, Jacuzzis or saunas. Adding high tech. gadgetry and appliances does not offer a good return on investment either. If you need to explain the benefit of a remodeling project to a real estate agent or potential buyer then it probably isn’t a good investment.
